BORROWERS

If we have been selected to act on behalf of your lender, we need your assistance to complete your transaction in a timely and efficient manner. Some factors that could delay your closing are:
  1. If you own a condominium, obtaining a current status certificate.
    The condominium act allows corporations to take 10 days to provide a status certificate from the date that they receive a request and the funds for payment of their fee. As the name and address of the property manager is usually not apparent from a title search, getting us this information as soon as possible is imperative.

  2. Delays in obtaining information statements from existing mortgagees who are remaining, or discharge statements from mortgagees that are to be discharged.
    We need the name of your existing mortgage lender, and for many lenders the branch administering your particular mortage and your mortgage reference number. If you are in arears, please let us know and give us the name of the lawyer or collections officer who has your file. Many lenders require your written authorization to release the information statements that are necessary to complete your transaction.

  3. Insurance must be in place and noting the interest of the new mortgagee in the proper priority.

  4. Please remember to bring to your appointment: two copies of current identification. At least one should be government issued photo id. The other may be a major credit card. Ontario health cards cannot be accepted (Refer to the form in the note following this paragraph). Please also remember to bring either a void cheque for pre-authorized payments (institutional mortgages only), or twelve post-dated cheques for all private mortgages.

  5. In most instances we are acting for the lender only, and we would ask you to complete and sign the retainer letter in the form attached prior to us commencing any work on your file.
